Murrieta sits just north of Temecula in southwest Riverside County, built around top-rated Murrieta Valley schools and master-planned communities like California Oaks and Mahogany Hills. Buyers here weigh a real set of trade-offs: a commute that splits three ways — San Diego down I-15, Orange County via the 91, and Inland Empire jobs up I-215 — against Mello-Roos and CFD layers that vary sharply between the established west side and the newer eastern tracts. The hills toward the Santa Rosa Plateau put the eastern edge into wildland-urban interface, where insurance availability, not list price, increasingly decides a deal.
